The $55 million, design-forward open-air destination will bring a mix of national and Southern California brands—including Arhaus, The Taco Stand and Killer Whale Creamery—to Henderson’s Green Valley Ranch.

Las Vegas, NV (December 2, 2025) – The Cliff, a next-generation lifestyle destination redefining retail in Henderson’s Green Valley Ranch, today announced its first wave of tenants.

As a 100,000-square-foot Class A retail development in the heart of Henderson’s most desirable communities, The Cliff reimagines 10 acres of underutilized office space and abandons the outdated big-box anchor and surface parking model, instead making way for category-leading retailers, experiential concepts and chef-driven restaurants — many of which are making their Southern Nevada debut. The first round of tenant announcements reflects a high-profile tenant mix, including sought-after national and Southern California regional brands.

The First Tenant Lineup

  • Arhaus | 15,916 SF – Arhaus, a leader in premium, artisan-crafted and sustainably sourced home furnishings, has signed a lease at The Cliff, pending standard development milestones. With more than 100 showrooms across the United States, Arhaus works directly with artisans around the world to design and source heirloom-quality furniture and décor. The brand is known for its timeless craftsmanship, natural materials, and pieces that make a home feel both beautiful and deeply meaningful.
  • The Taco Stand | 1,783 SF – A fast-casual favorite known for bringing the true flavors of Baja California to the U.S. The Taco Stand first opened in La Jolla in 2013 and quickly drew lines out the door for its charcoal-grilled carne asada, handmade tortillas and house-made salsas. What began as a side passion project by a would-be surgeon has grown into a cult-followed, family-owned brand with 17 locations across the country — all still committed to fresh tortillas made daily, open-kitchen service, and a no-shortcuts approach to quality.
  • Killer Whale Creamery | 1,045 SF – Founded by locals who live for the sea and crave epic taste, Killer Whale Creamery isn’t your average ice cream joint. With locally sourced ingredients and eco-friendly vibes, Killer Whale Creamery is making sure every scoop supports the local community and the seas that inspire it.
  • Lyte House | 1,744 SF – An elevated supplement lounge and social wellness space serving functional supplement mixtures featuring mood-enhancing botanicals, nootropics and adaptogens. Created by one of the largest nootropics and adaptogens distributors in the Eastern United States, Lyte House will be the first premium zero-proof lounge to open in Southern Nevada.
  • The Barista Botanist | 1,523 SF – Part exotic plant retailer, part all-day café and superfood smoothie/espresso bar, Barista Botanist features elevated coffee and matcha, nourishing bowls, toasts, sourdough pizzas and seasonal specialties. Each menu item is 100% organic, seed-oil free and crafted from the highest-quality local produce, proteins and botanicals.
  • Next Health | 2,180 SF – Next Health is redefining the modern wellness experience, offering a first-of-its-kind destination where health optimization meets beauty. A market leader in an exploding segment of retail and beauty services, Next Health blends science, technology and luxury to deliver treatments ranging from IV therapy and recovery to innovative longevity and aesthetic services all designed to help people look and feel their best

Creating a New Center of Gravity in Henderson

Long envisioned as a key gateway to Green Valley Ranch, The Cliff transforms outdated office buildings into a pedestrian-friendly campus anchored by a central bar and outdoor lounge, lush covered patios, a food kiosk alley, and a children’s open-concept play area. Designed to encourage connection and exploration, the project blends elevated architecture, public gathering spaces, and local artistry to create a modern, open-air destination for Henderson.

Design and Timeline

Located at 2500–2550 Paseo Verde Parkway, The Cliff was designed by AO Architects, known for creating elevated, community-driven retail environments. Construction is set to begin in early 2026, with tenants anticipated to open by late 2026.
